North West Leicestershire Local Plan
Local Plans are the key documents through which local planning authorities set out a vision and framework for the future development of the area. Local planning authorities are required by the Government to update their Local Plans every five years. The current development plan for North West Leicestershire District is out of date, with a new Plan in preparation.
As part of the process of preparing their new Local Plan, North West Leicestershire carried out consultation in March 2025 which set out the need to identify additional sites to meet a shortfall in sufficient sites for future housing growth during the Local Plan period. The site at Church Lane Ravenstone was identified by the Council as one of the sites to be proposed as a draft allocation in the emerging Plan to meet that shortfall.
Full planning application
In light of the site’s highly sustainable location and identification as a site for residential development in the emerging new Local Plan, a full planning application is being prepared by Barratt Redrow. This will deliver significant benefits in terms of the provision of high-quality new homes from the company’s premium Redrow brand, including affordable housing to provide opportunities for those on lower incomes and first time buyers to secure a home of their own in Ravenstone. The planning application will be supported by a suite of technical studies which demonstrate that the proposed development can be accommodated while ensuring that any potential impacts are fully considered and suitably mitigated and addressed in line with local and national planning policies.


The site is identified in the emerging new North West Leicestershire Local Plan as a location to meet housing need in the district.
