The 2.692 hectare (ha) site is located on the northeastern edge of the village of Ravenstone, to the southwest of Coalville. The site broadly flat and has been previously used for arable agriculture with the field itself being of relatively low biodiversity value. The field is bounded by mature trees and hedgerows which form higher value habitats and will be retained as part of the development proposals.
The site’s northern boundary is formed by Church Lane. Piper Lane, a public byway, runs along the eastern and part of the southern boundary of the site. A public footpath (O42) runs within the site’s southern boundary. To the south-east of the site is a sports field and play area and to the south-west is existing residential development on Church Lane.
The site adjoins the Ravenstone Conservation Area.
